Housing Choices Program Updates: Residents in Burnaby can learn more about laneway homes and suites in semi-detached homes during two sessions on March 28 and 29.

The city’s Housing Choices Program aims to introduce new housing options to bridge the gap between single-family homes, apartments, and condos.

A draft plan report presented to the city council in February included 108 recommendations and 10 future considerations for regulating laneway homes and suites in semis.

The recommendations cover zoning and lot eligibility, building size and height, parking, environmental design, outdoor spaces, servicing and utilities, and the application process.

For laneway homes, the maximum floor area is recommended to be 20% of the lot area or 1,506.95 square feet, with a two-storey maximum height. Setbacks are recommended to be 1.2 metres minimum from the lane and 2.4 metres minimum from the house.

The minimum number of parking stalls recommended is one van-accessible parking pad or carport space. Private outdoor spaces for laneway homes are also encouraged.

The recommendations for suites in semis include four maximum dwellings per unit, per property, and the minimum recommended floor area is 322.93 sq. ft.

Two accessible parking pads or carport spaces are being suggested.

During the council meeting, there was some discussion regarding the stratification of laneways, but it is not being considered at this time.

The official bylaw changes for laneway homes and suites in semis are expected to be implemented in the fall.
